Understanding your budget is crucial and lays the foundation for a smooth searching and touring process, all the way through closing.
How much money can you afford to spend on your dream ranch, land, or home? Before you go hunting, you need to have a budget in mind. The best way to truly understand what your budget is, is by understanding the cost involved aside from the price and if needed, working with a credible lender. Ideally, your budget will depend on your cash, income, credit score, and debt. The good thing is there's a home for every budget. Even if money isn't an issue, I, along with my lending partner, will help you track and understand the cost involved. Your budget should cover earnest money, down payments, closing costs, and other unexpected expenses, during and after the purchasing process. Additionally, you need to take note of property taxes, insurance policies, mortgage, and closing costs. Getting pre-approved is the first and most essential step in the process. It provides us with the budget parameters to creatively tailor your search and offer strategy. If you are planning to pay with cash, proof of funds will be needed prior to touring. The proof of funds can be a letter from your banker or even simply a screenshot of a personal or investment account. Oftentimes properties priced over $1M require proof of funds or a valid pre-approval letter before you can even tourthe home, much less make an offer.

Start by understanding and evaluating your needs. What do you want your dream home or ranch to look like? What amenities do you want your new home to have? How many acres does your ranch need to be? How much space and exposure does your business need in the next 5-10 years? Start with essential factors like size, amenities, area/neighborhood characteristics, and proximity to businesses and schools. Ideally, you should create a checklist of "must-haves," "nice-to-haves," and "dream features." We will dig deeper into this on our buyer consultation call.
You're pre approved and know what you want, now what?
Let the games begin! Step 4 is actually several steps. Now that we know what your budget is and what you want, we have to go find it! Anyone can send you publicly listed properties and have you out for several hours of the day looking, but I'm not just anyone. I value and treasure our most valuable commodity, TIME. We have a game plan, preferred partners in our corner, and we ask important questions so that we can make the most of our precious time and energy. The homes we intend to go show will be vetted PRIOR to us ever pulling in the driveway because I am evaluating the area, price and condition beforehand. Example - If a home is in an area that doesn't truly fit your needs or is overpriced and the agent tells me that the owner won't budge, let's not waste our precious time and focus our efforts on the properties that are a better fit first. By truly tailoring our search and researching the potential properties first, I am saving us time to spend with our families, on our hobbies, or working so we have more money to spend!
You're pre approved and know what you want, now what?
Once we choose a property, we have to make an offer, negotiate the price/terms, and have the seller execute the offer. Several steps lie between an offer being accepted and you getting the keys. Texas Real Estate Contracts typically consist of 23 paragraphs. Price is only 1 of them. There are a lot of creative ways to negotiate the best deal, outside of price. Also, I want to protect your interest and your ability to exit the contract, if needed! These steps will rely heavily on my knowledge, experience, my preferred partners, and other industry professionals like inspectors, lenders, contractors, escrow officers, and title attorneys. This is where you as a buyer get to sit back and rely on my experience and connections to ensure you get the best deal and are fully represented. This will save you time, money, and stress throughout the entire transaction.

Scheduling and setting up a buyer consultation meeting is the last and final step prior to working exclusively with me and starting the search. On this call I will answer any other questions you may have about the process, what I offer, and what it's like to work with me. We will sign an exclusive buyer's agent agreement that registers you as my client, outlines my fiduciary and ethical duty to you, fee structure, and the physical parameters of the search. Once signed, we will jump straight into steps 2 & 3: Understanding Your Budget & Lending and Asking the Right Questions. After the consultation and the agreement is signed, I will connect you with my preferred lender, if needed. Then, we can officially begin the process of setting up the search and finding your dream ranch,
land, or home.
